Your home away from home – right by the park
Carefully renovated, fully equipped and with a balcony: the 75 m² (800 sq ft) vacation apartment is located on the Hammerwiese at the edge of the Fürstlich Greizer Park.
From the covered west balcony you look across the park to the Weißes Kreuz (White Cross) and enjoy the evening sun; from the east-facing windows you can see the Pulverturm (Powder Tower) – two distinctive landmarks of Greiz. Right outside the front door begins the Fürstlich Greizer Park, an extensive English-style landscape park with the Summer Palace.
The apartment is an ideal base for walks, biking and hiking in the valley of the Weiße Elster river – and thanks to the fully equipped kitchen, washer, dryer and fast Wi-Fi it is also well suited to longer stays.
Guests sleep in the bedroom with a twin bed and a bunk bed and on the sofa bed for two in the living room. On cool evenings the wood-burning stove there makes things cozy – a first load of firewood is ready on arrival.
For sunny days there is a grill, for less sunny ones board games – and current event tips for Greiz and the surrounding area are waiting for you in the apartment.

Where is the vacation apartment “Auszeit an der Hammerwiese”?
At Leonhardtstraße 31, 07973 Greiz (Thuringia), right on the Hammerwiese by the Fürstlich Greizer Park. The Summer Palace is about a 15-minute walk through the park, the old town with the Upper and Lower Castles about 15 to 20 minutes.
How much does a night cost?
From €59 per night in the low season (January–March, November), €69 in the mid season (April–May, September–October, December 1–23) and €79 in the high season (June–August, December 24 – January 1). A cleaning fee of €50 is added per stay. There is no weekend surcharge. Under Section 19 of the German VAT Act, no VAT is charged. The minimum stay is 2 nights; a single night is possible on request.
Are there discounts for longer stays?
Yes: 15% from 7 nights and 25% from 14 nights on the nightly rate. If you book more than 60 days before arrival, there is an additional 5% early booking discount. For stays of 28 nights or more, we will be happy to make you an individual monthly offer.
How many people does the apartment sleep and what beds are there?
The 75 m² (800 sq ft) apartment is designed for up to 3 people; occupancy by 4 people is only possible by prior arrangement. For a 4th person we charge €10 per night. The bedroom has a twin bed and a bunk bed, and the living room has a sofa bed for 2.
When are check-in and check-out?
Check-in is from 3 p.m., check-out by 11 a.m.. Arrival is by self check-in. Other times are possible by arrangement.
How is the apartment equipped?
The 75 m² (800 sq ft) apartment has a bedroom with a twin bed and a bunk bed, a living room with a sofa bed for 2 and a wood-burning stove, a fully equipped kitchen with oven, microwave and coffee maker, a bathroom with shower, washer, and dryer, and a covered west-facing balcony overlooking the park and the Weißes Kreuz. There is also a smart TV, high-speed Wi-Fi, a grill and board games; original prints by regional artists hang in every room. Bed linens and towels are included.
What is the view like?
The covered balcony faces west towards the Fürstlich Greizer Park – with evening sun, sunsets and a view of the Weißes Kreuz. From the east-facing windows you can see the Pulverturm on its wooded hill.
Can we use the wood-burning stove?
Yes, you may use the wood-burning stove in the living room. A first load of firewood is ready on arrival; more wood is available on request. A carbon monoxide (CO) detector is installed in the apartment. Please note the instructions for the stove in the house rules.
What is there to do on sunny and on rainy days?
On sunny days there is a grill, the covered west balcony with evening sun and the Fürstlich Greizer Park right outside the front door. For rainy days there are board games, and the stove and smart TV make for cozy hours. Current event tips for Greiz and the surrounding area are available in the apartment.
Is there parking and a charging point for electric cars?
A parking space is available subject to availability and cannot be guaranteed. Please mention your request in your inquiry. EV charging is possible on request.
Are pets allowed?
No, unfortunately pets are not allowed in the apartment.
Is smoking allowed in the apartment?
No, it is a non-smoking apartment. Smoking on the balcony is only possible by arrangement.
What is included in the price?
Bed linens, towels, Wi-Fi, electricity, heating and water are included. The cleaning fee (€50) is charged once per stay. Mid-stay cleaning is available on request for an extra charge.
How does booking work?
Send us a no-obligation inquiry via the form, by email or via WhatsApp. We reply within 24 hours. The booking becomes binding with our written confirmation and the rental agreement; a 30% down payment is then due.
What are the cancellation terms?
For stays of up to 27 nights: free of charge up to 30 days before arrival, 50% from 30 to 14 days before, 80% less than 14 days before and 100% of the total price for no-shows. For stays of 28 nights or more, cancellation is free of charge up to 60 days before arrival; after that, tiered fees apply. We recommend trip cancellation insurance.
How much is the security deposit?
The security deposit is €150 for stays of up to 27 nights and €300 for 28 nights or more. It is paid on arrival and refunded within 14 days of departure.
Is the apartment suitable for longer stays, e.g., business trips or project assignments?
Yes. For stays of 28 nights or more, we will be happy to make you an individual monthly offer with a separate rental agreement for longer stays. A fully equipped kitchen, washer, dryer and fast Wi-Fi are available. Registering a residence at the address is not possible.
Are children welcome?
Yes, families are very welcome – within the maximum occupancy of 3 people (4 by arrangement). The bedroom has a bunk bed; as is usual with bunk beds, the upper bed is not suitable for children under 6.
How do I get to Greiz without a car?
Greiz has a station on the Elster Valley Railway (Gera–Weischlitz). From Greiz train station it is about 1.5 km (1 mile) to the apartment – roughly a 20- to 25-minute walk or a few minutes by taxi.
What is there to do in Greiz?
Greiz, the “Pearl of the Vogtland”, offers three castles (Upper Castle, Lower Castle and Summer Palace), the Fürstlich Greizer Park, culture at the Vogtlandhalle and the Alte Papierfabrik, as well as hiking and biking trails in the valley of the Weiße Elster.

3. Hosting and server log files
This website is hosted by IONOS SE, Elgendorfer Str. 57, 56410 Montabaur, Germany. When you visit the website, information transmitted by your browser is automatically recorded in so-called server log files: IP address, date and time of access, page or file requested, amount of data transferred, referrer URL, browser type and version, and operating system.
The processing serves to deliver the website and to ensure its stability and security (e.g., defending against attacks). The legal basis is Art. 6(1)(f) GDPR; our legitimate interest lies in the secure and error-free operation of the website. The log files are stored by IONOS only for a limited period and then deleted or anonymized. A data processing agreement pursuant to Art. 28 GDPR is in place with IONOS.
This website is transmitted in encrypted form (SSL/TLS).
4. Fonts
The fonts used (Cormorant Garamond, DM Sans) are stored locally on our server. No connection to third-party servers is made when the page loads.
5. Booking inquiry via the form
If you contact us via the inquiry form, we process the data you provide: first and last name, email address, optionally phone number, travel dates, number of guests, optional requests (parking, EV charging) and your message. The data is processed by a script on our web hosting at IONOS and sent by email to our mailbox (also at IONOS). It is not stored in a database or passed on to third parties.
The purpose is to process your inquiry and prepare a rental agreement. The legal basis is Art. 6(1)(b) GDPR (pre-contractual measures). If no booking is made, we delete your inquiry no later than three months after the end of our communication.
6. Contact by email, phone or WhatsApp
If you contact us by email or phone, we process your details to handle your request (Art. 6(1)(b) GDPR for booking inquiries, otherwise Art. 6(1)(f) GDPR). Deletion takes place as described in section 5.
If you write to us via WhatsApp, your data is additionally processed by the provider WhatsApp Ireland Limited (Dublin, Ireland); a transfer to the parent company Meta Platforms, Inc. in the USA is possible. Meta is certified under the EU-US Data Privacy Framework (adequacy decision pursuant to Art. 45 GDPR). We have no influence on data processing by WhatsApp. For confidential information we recommend contacting us by email.
7. Booking and performance of the rental agreement
To conclude and perform the rental agreement, we process the data required for this purpose, in particular name, address, contact details, travel dates and payment information (Art. 6(1)(b) GDPR). We retain invoices and booking documents in accordance with the statutory retention periods (in particular Section 147 of the German Fiscal Code, AO); depending on the document, these are six, eight or ten years (Art. 6(1)(c) GDPR).
Where required by the German Federal Registration Act (currently for guests of foreign nationality), we collect the details of the registration form (Sections 29, 30 BMG). The legal basis is Art. 6(1)(c) GDPR. Registration forms are kept for one year and then destroyed.
For payment by bank transfer, payment data is processed by the banks involved. For payment via PayPal, PayPal (Europe) S.à r.l. et Cie, S.C.A., 22–24 Boulevard Royal, L-2449 Luxembourg, is also involved; its privacy policy applies.
8. Google Maps (only with your consent)
A map from Google Maps can be displayed on this website. The provider is Google Ireland Limited, Gordon House, Barrow Street, Dublin 4, Ireland. The map is only loaded when you click “Load map”. Only then is data such as your IP address, browser information and the page visited transmitted to Google; Google may use cookies or similar technologies. A transfer to Google LLC in the USA is possible; Google LLC is certified under the EU-US Data Privacy Framework (Art. 45 GDPR).
The legal basis is your consent (Art. 6(1)(a) GDPR, Section 25(1) TDDDG). Your consent is not stored and only applies to the current page view. You can withdraw it at any time with effect for the future by clicking “Hide map” or reloading the page. Further information: policies.google.com/privacy.
9. Guestbook
If you write in our guestbook, we process your name, the details of your stay and your entry, as well as – voluntarily – a message “just for us” and your email address. Name, stay and entry are stored by a script on our web hosting at IONOS and published in this guestbook after we have checked them; to check them, we compare the details with our booking records. We receive the message “just for us” and the email address exclusively by email; they are neither published nor stored on the web server.
The legal basis is your consent (Art. 6(1)(a) GDPR). You can withdraw it at any time with effect for the future by email to info@ferienwohnung-hammerwiese.de; we will then delete your entry immediately. We delete entries that we do not publish after review. Published entries remain online until you withdraw your consent or the guestbook is discontinued and are visible to all visitors of this website. We delete the associated emails as soon as we no longer need them.

Providing your data is necessary for a booking; without it we cannot process your inquiry. A guestbook entry is voluntary. There is no automated decision-making, including profiling.

General rental terms
§ 1 Scope and conclusion of contract
These terms apply to the rental of the vacation apartment “Auszeit an der Hammerwiese”, Leonhardtstraße 31, 07973 Greiz. Inquiries via this website, by email, or WhatsApp are not binding. The rental agreement is only concluded with our booking confirmation in text form and the signed rental agreement. For stays of up to 27 nights the short-term rental agreement applies, for 28 nights or more the long-term rental agreement. In the event of discrepancies, the respective rental agreement takes precedence.
§ 2 Prices
The prices stated on this website at the time of booking apply. The minimum stay is 2 nights; a single night is only possible by agreement. All prices are final prices for up to 3 people; for a 4th person (only by agreement) €10 per night is charged. The cleaning fee (€50) is charged once per stay. Under Section 19 of the German VAT Act, no VAT is charged.
§ 3 Payment
Up to 27 nights: down payment of 30% of the total price on booking confirmation, balance 14 days before arrival.
28 nights or more: 30% on signing the agreement, 40% 30 days before arrival, 30% on arrival.
Payment by bank transfer or PayPal.
§ 4 Security deposit
A security deposit of €150 (up to 27 nights) or €300 (28 nights or more) must be paid on arrival in cash or by bank transfer. It is refunded within 14 days of departure, provided there is no damage and no outstanding claims.
§ 5 Withdrawal (cancellation)
Cancellation must be declared in text form. The date of receipt by the landlord is decisive. The following compensation is charged, based on the total price:

The guest is entitled to prove that the landlord has suffered no loss or a significantly lower loss. If the apartment can be rented to someone else, the income obtained will be credited. We recommend taking out trip cancellation insurance.
§ 6 No right of withdrawal
For contracts for the rental of vacation apartments for a specific period, there is no statutory right of withdrawal (Section 312g(2) no. 9 BGB).
§ 7 Occupancy and use
The apartment may be used by a maximum of 3 people (4 people only by express agreement). Subletting and commercial use are not permitted. Pets are not allowed. The apartment is non-smoking; in the event of a breach, a cleaning fee of €250 will be charged. For long-term stays, registering a residence at the rental address is not permitted.
§ 8 Arrival and departure
The apartment is available from 3 p.m. on the day of arrival and must be vacated by 11 a.m. on the day of departure. If keys are lost, the guest bears the costs of replacement and, if necessary, of changing the lock.
§ 9 Liability
The guest is liable for damage culpably caused by them or their travel companions and reports damage without delay. The landlord is liable without limitation for intent and gross negligence and for damage resulting from injury to life, body or health; otherwise in accordance with the statutory provisions.
§ 10 Final provisions
German law applies. If the guest is a merchant, a legal entity under public law or has no general place of jurisdiction in Germany, the place of jurisdiction is Greiz.

Small private gatherings are permitted provided only the persons named in the rental agreement are present. Additional guests – even temporarily – are not allowed. Quiet hours must be observed; in the event of breaches, a contractual penalty of €150 may be charged.
Smoking
Smoking is not permitted in the apartment, on the balcony only by arrangement. In the event of a breach: cleaning fee of €250.
Pets
Pets are not allowed.
Wood-burning stove
The wood-burning stove in the living room may be used; a starter supply of firewood is ready, more wood on request. Please only use the dry wood provided – no waste paper, no cardboard and no treated wood. The stove door stays closed while in use. Never leave the fire unattended and let it burn out before going to bed or leaving the apartment. Only dispose of ashes once completely cold. Please do not leave children unattended near the stove.
A CO detector (carbon monoxide alarm) is installed in the apartment. Please do not cover, remove or switch it off. If it goes off: open the windows wide, do not add any more fuel to the fire, leave the apartment and call us immediately (+49 171 3542512). If you have a headache, dizziness or nausea, call the emergency number 112.
Trash and cleanliness
Please sort your trash and recycling. During your stay you are responsible for keeping the apartment clean; mid-stay cleaning is available on request for an extra charge. We take care of the cleaning after you leave.
Keys
You will receive one key for the front door of the building and one for the apartment door. Please return both on departure.
Furnishings
Furniture, appliances, dishes and decorations are provided for your use and may not be removed from the apartment. Please report any damage immediately.
Parking and EV charging
Parking subject to availability, EV charging on request – please clarify in advance.
Laundry
Fresh bed linens and towels are ready on arrival. For stays of more than four weeks, a laundry service is available on request.
